Perhaps you’re a first time seller looking for an agent who’ll guide you step-by-step through the selling process. Or, you’re looking for an agent with a very high sales record. When you’re comparing real estate agents, we recommend chatting to two or three agents before making your selection. We all have different personal and financial needs when we’re searching for an agent. And it’s a good idea to consider the following steps when you initially chat to each agent for consideration:
1. Request to see a property portfolio
When you’re comparing agents, ask them to bring a property portfolio to get an idea of the agents’ expertise and unique skill sets. This way, you can look at similar properties sold in the area, see how long they were on the market for, and ultimately what they sold for, above or below expected selling price. This is a great time to ask whether there are any buyers who missed out on those sales who’re still interested in buying in your area.
2. Discuss the method of sale
It’s a good idea to compare the suggested method of sale each agent proposes. Ask each agent about his or her experiences, and which method they’re most confident with in the local area. One agent may encourage you to auction your home, whereas others may believe private treaty is much more suitable in your local area. Ask them to provide pros and cons for each method. You can take away this information and weigh up the personal benefits of each in your own time.
3. Ask for a realistic, thought out timeframe
We all want a speedy home sale, but it’s not always easy as pie. When you’re comparing real estate agents, getting an expectation of the time frame will allow you to plan around existing events you’ve already got in your calendar. An agent who has a deep understanding of the current market and its direction will help make this process easy.
4. Understand price vs. value
The current ‘value’ of your property can be very different to what your agent can potentially achieve. When you’re interviewing, ask the agents which cost-effective activities they intend to carry out to hit that desired selling price. For example, what is their marketing strategy? Do they believe in home staging before inspections? If you take them through your property, have they suggested that you carry out any repairs or minor renovations to increase your selling price?
5. Do a reference check
Before you make your final decision comparing real estate agents, it’s a good idea to cross check your proposals and ask for a couple of references from each agent. This way, you’ll get a true understanding of what you can expect throughout your selling journey.
Comparing real estate agents – what’s next?
Great agents keep detailed records of their performance. If you’ve spoken to an agent with a strong property portfolio, a realistic timeframe that considers your personal needs as well as a plan to carry out a cost-effective marketing strategy, you’re heading in the direction of a successful home selling journey.
